Joseph Creech

Joe Creech is co-chair of Venable's Commercial Real Estate Practice Group. Joe focuses his practice on commercial real estate law, including the acquisition, development, financing, leasing, and disposition of real property. He represents real estate investment trusts (REITs), institutional lenders, commercial developers, real estate advisers, investors, and real property owners in commercial real estate transactions across major U.S. markets. Joe has led negotiations on transactions involving all major property types, including office buildings, industrial facilities, retail centers, and multifamily projects.

His experience also encompasses more nuanced property types and transactions, such as healthcare and senior living facilities, multi-million-dollar credit facilities, air rights purchases, and retail, medical office, and industrial property developments.

Often providing strategic transactional planning, Joe has broad experience with a wide range of corporate real estate matters, including conventional loan origination and securitized loan servicing, as well as the structuring and negotiation of joint venture agreements. He handles various commercial and retail leasing transactions, sales, and distressed asset workouts.

Joe also counsels clients on mixed-use projects and commercial shopping centers, and advises on real estate and property portfolio management matters, and construction and design contracting issues.

Representative Matters

  • Represented a prominent retail grocery store chain in developing a mixed-use project; involved negotiating an air rights purchase agreement, project development agreement, and condominium declaration
  • Represented a state employees retirement fund involving a $194 million credit facility secured by multifamily projects located in four states
  • Represented an investment adviser to a state employees retirement fund in relation to the joint venture acquisition and development of core industrial properties in Florida, Illinois, Pennsylvania, and Georgia
  • Represented a prominent institutional lender in the origination of a $95 million convertible construction loan
  • Represented an investment adviser to a state employees retirement fund in the acquisition, financing, and disposition of core multifamily, retail, and industrial properties in Maryland, Arizona, New Mexico, California, Texas, Georgia, Illinois, Pennsylvania, and North Carolina, collectively valued at more than $850 million
  • Represented a commercial developer in the joint venture acquisition and subsequent financing of a $124 million office project located in the mid-Atlantic region of the U.S.
  • Represented a prominent sporting goods retailer with leasing activities in the Washington, DC metropolitan area
  • Represented a REIT in the acquisition and financing of a $62 million mixed-use property in downtown Los Angeles
  • Represented a REIT in a build-to-suit industrial lease to a publicly traded company for more than 900,000 rentable square feet
  • Represented a joint venture industrial developer in the leasing, financing, and construction of multiple million square foot distribution facilities in the mid-Atlantic
  • Represented an institutional developer in the acquisition, financing, development, and leasing of industrial and medical office building projects in Maryland, as well as the negotiation of associated joint venture agreements
